Noosa estate agent Karen Harman tops the Sunshine Coast sales this year, selling the Sunshine Beach home Pat Rafter built to Therese Rein, wife of the former PM Kevin Rudd in May for $17 million. "I had been working with clients who were seeking out prime beachfront property," Harman says. "There was relatively quick turnaround, from a few inspections and educating the buyers on the area to the progressing to contract."

Harman secured the sale without any fanfare, just as she has quietly listed the Rudds' now redundant $4.75 million home at Castaways Beach. She says after a big sale, she feels excitement and satisfaction for both parties, but most of all a sense of achievement from knowing she's been an effective problem solver.

Harman suggests that since the $17 million sale -- the Noosa LGA's second highest ever -- the demand for Noosa's eastern beach properties has increased significantly, with time spent on market much reduced.

"It quickly became apparent there would be a migration out of the big cities to regional areas, due to pandemic," she says noting an increase in the number of people exploring the area for permanent living and not just holidays. Prime beachfront and waterfront properties have been in biggest demand.
